- What is the Michamvi Apartments Development?
- The Michamvi Apartments Development is a master-planned residential scheme of 30 apartments on the Michamvi Peninsula, South Unguja, Zanzibar, developed by Mohafrin. It comprises 10 single-storey 2-bedroom apartments and 20 double-storey 3-bedroom apartments, with a designated parking bay for every home and shared facilities - a swimming pool, gym and wellness suite - at the centre of the site.
- Where exactly is the development in Zanzibar?
- It is on the Michamvi Peninsula in South Unguja, on the east coast of Unguja, the main island of Zanzibar, Tanzania. The site is served by the existing surfaced arterial road that connects the peninsula to the island road network and on to Zanzibar City. The precise location pin is shared with buyers at a viewing rather than published on this website.
- How many apartments and configurations are there?
- Thirty apartments in two configurations. Ten are 2-bedroom homes, which are single-storey with open-plan living and dining, a fitted kitchen and no internal stairs. Twenty are 3-bedroom homes, which are double-storey with open-plan living, dining and kitchen on the main level, premium interior finishes, private balconies and ensuite bedroom arrangements.
- What shared facilities does the development include?
- A central communal swimming pool with a sun lounge deck, a residents gym, a wellness suite with sauna, steam room and changing facilities, an on-site mini-supermarket, 30 residential parking bays plus separate visitor parking, landscaped communal areas, controlled pedestrian and vehicle access with IP CCTV, and fibre-ready connectivity with shared Wi-Fi in the communal areas.
- Is parking included with each apartment?
- Yes. Each of the 30 apartments has one designated residential parking bay, and covered carports are provided where the layout allows. Visitor parking and delivery traffic are kept separate from residents parking, with defined service and delivery routes.
- How much do the apartments cost?
- Selling prices are not published on this website. Mohafrin confirms the current price for the configuration you are interested in, in writing, on enquiry - together with the availability of specific units, the specification and the approvals position.
- Are the apartments available now, and when will construction be completed?
- The scheme design stage is complete and the project is working through environmental and planning approvals. Construction has not started, and no completion date is published until the construction programme is confirmed after contractor selection. The Progress page carries the current stage and the date Mohafrin last confirmed it.
- How do I buy an apartment off plan at Michamvi?
- The process has four steps: enquire with your requirements and receive current availability, pricing and the plan set; review the pack, which contains the brochure, floor plans, specification and approvals position; visit the site at Michamvi, where the precise location is shared; and reserve a unit, with the reservation, payment structure and handover terms confirmed in writing.
- Can the apartment be rented out short term?
- The 2-bedroom layouts are suited to short-term holiday letting as well as residential use. Whether letting is permitted, and on what terms, is governed by Zanzibar regulations and by any lease or management arrangements that apply, which Mohafrin confirms for the specific unit on enquiry.
- How is the development designed for the Zanzibar climate?
- Buildings are orientated east-west with deep roof overhangs, shaded verandas and cross-ventilation openings, which limits solar gain and keeps interiors comfortable through both the Kaskazi and Kusi seasons. Materials and detailing are selected for a marine environment, with aluminium window frames, moisture-resistant paint systems and finishes chosen for humidity, salt air and low maintenance.
- Can I see the site plan and the floor plans?
- Yes. The published drawing set includes the site plan showing the plot boundary, the ground and upper floor plans for each of the apartment building types, and the layouts of the two common facility buildings. The brochure is available as a printable PDF download and contains the same drawings alongside the scheme description.
- Who is Mohafrin?
- Mohafrin is the developer of the Michamvi Apartments Development in Zanzibar. The company publishes only information that has been confirmed with its design and approvals teams, dates its status information so buyers can see how current it is, and confirms anything that affects a purchase decision in writing before a buyer commits.
- Are the images and drawings final?
- No. Architectural drawings, renders, dimensions, finishes and amenities are indicative and subject to change during detailed design, statutory approvals and construction. Availability, finishes and pricing for a specific apartment are confirmed in writing by Mohafrin.
